Short answer: to list your apartment, house or condo as a vacation rental in Panama on CanalMarket Rental, create a free host account at Become a Host, open your dashboard, press Add Listing, add good photos, a clear description, your nightly price and house rules, and publish. Guests send a booking request, you confirm it, and they pay by card through Stripe. It takes about 15 minutes, and our team in Panama City answers your questions on WhatsApp before you go live.
Who this guide is for
This guide is for owners and property managers in Panama City (Punta Pacífica, Costa del Este, Paitilla, Obarrio, San Francisco, Casco Viejo and other areas) and across the country who want to earn income from short and medium stays. It works the same for a single studio or several units. If you manage properties for other owners, you can publish each unit as its own listing.
Step 1: Check that your property is ready to host
Before you publish, make sure the basics are in place:
- Building rules: many residential buildings in Panama have their own rules for short stays, guest registration at the lobby and use of amenities. Ask your building administration what applies to your unit.
- Local regulations: rules for short-term rentals can change. CanalMarket Group was founded by an attorney and licensed real estate broker, so if you are unsure, message our team and we will point you in the right direction.
- Essentials for guests: clean linens and towels, fast Wi-Fi, air conditioning that works, a clear check-in method and an emergency contact.
Step 2: Create your host account
Go to canalmarketrental.com/become-a-host and fill in the short form under Create your host account. Your account is created as a host, so you can publish right away. You can start on the free plan and move to a paid plan later if you need more listings or visibility (see Host plans).
Step 3: Add your listing
From your dashboard, press Add Listing and complete each section:
- Title: say what it is and where, for example “2-bedroom ocean-view apartment in Punta Pacífica”. Avoid all capitals and emojis.
- Description: start with what makes the place special (view, location, workspace, pool), then list rooms, beds and what is nearby (beach, malls, metro, restaurants).
- Location: enter the address so the listing appears in the right city in the search. Guests only see the approximate area before booking.
- Amenities: mark only what you really offer. Guests filter by amenities, so accurate boxes bring the right bookings.
- House rules: check-in and check-out times, maximum guests, smoking, pets and parties.
Step 4: Take photos that get bookings
Photos are the first thing guests compare. Shoot in daylight with curtains open and lights on, keep the camera at chest height, and show every room plus the view, the building amenities and the bathroom. Upload at least 8 photos and put your best one first. Use only your own photos of your own property.
Step 5: Set your price, fees and availability
You choose your nightly price, cleaning fee and security deposit, and guests see the full price before they book. Look at similar places in your area and season, and start slightly lower until you get your first reviews. Keep your calendar up to date; if you also host on other platforms, sync your calendars with iCal to avoid double bookings.
Step 6: Receive requests and get paid
On CanalMarket Rental, guests press Request to Book. You review the request, chat with the guest and accept it. Guests pay online by card through Stripe, so you do not handle cash. Our team explains the payout schedule and any platform fee with you before your first booking.
